Eagle Hills reveals vision for 5,000-home development in Hulhumalé

Eagle Hills has unveiled architectural visualisations of its proposed residential development in Hulhumalé, offering a glimpse of a modern urban community featuring high-rise apartments, waterfront townhouses and a wide range of public amenities.

The USD 500 million project is expected to deliver 5,000 housing units, addressing the Maldives’ growing demand for affordable and modern accommodation. Government officials have described the development as a significant investment aligned with the country’s broader economic and social development priorities.

President Dr Mohamed Muizzu has previously emphasised that the initiative is intended to improve living standards and expand housing opportunities for Maldivians.

The architectural designs, prepared by Singapore-based WOW Architects and Warner Wong Design under the Hulhumalé Phase III Vision Master Plan, were shared on social media platform X by Minister of Infrastructure, Housing and Urban Development Dr Abdulla Muththalib.

The master plan presents a contemporary residential environment combining high-rise towers with waterfront homes and essential community services. The proposed layout also incorporates sports facilities, cafés, restaurants, retail outlets, landscaped recreational areas and communal spaces for residents.

The visualisations further show designated points providing access to the sea, greenery integrated into the terraces of residential towers and a large mosque planned near the waterfront. The development is designed to combine residential living with recreational and social facilities within a modern urban setting.

Eagle Hills, a real estate development company based in Abu Dhabi, committed USD 500 million to the Hulhumalé project following research into local market demand and potential investment returns. Government officials have highlighted the company’s international development experience as a key factor in undertaking the project.

Construction at the Hulhumalé site is scheduled to begin in early 2027. Once completed, the development is expected to provide thousands of Maldivians with new housing options while generating employment and creating opportunities for local businesses.

The residential project forms part of a wider investment partnership between the Maldivian government and Eagle Hills. The two parties have also signed a commercial terms agreement for a proposed USD 20 billion waterfront and marina development in Rasmalé.

The combined initiatives are projected by the Government to generate more than 54,000 jobs, making the investment programme a major contributor to employment growth and economic activity.

President Muizzu has previously said that opening Rasmalé to international investment is primarily intended to facilitate the island’s comprehensive development. He has also stressed that the benefits of these projects should extend beyond infrastructure, creating jobs, encouraging new business ventures and improving living standards for Maldivians.

The Hulhumalé development is expected to contribute to these objectives through expanded housing supply, modern community facilities and new economic opportunities as the Maldives continues to address its housing needs and urban development challenges.
